As inflation and incomes rise above house prices, real house prices fall sharply, according to Hypo.
Although the prices of studios may even fall, the recent rise in the construction of small dwellings is also reflected in the prices of such houses in the largest cities and agglomerations. In contrast, the prices of larger dwellings are forecast to rise in and around Helsinki, Tampere and Turku.
Another factor negatively affecting the functioning of the housing market is the large number of houses in need of renovation.
Hypo predicted that owners of several municipalities would give up repairing leaky roofs and cracked facades because the repair costs would be higher than what the repair would add to the value of the house. In Savonlinna, for example, about one in six houses in need of renovation remain unrepaired.
The owners of the house can also abandon the renovation due to the lack of residents.
In Helsinki, Tampere and Turku, almost all houses in need of renovation will be renovated according to Hypo.
